Roof Leak Repair in Dunean, Greenville SC (29611)

Dunean Mill opened in 1912 and became a model for modern mills across the South. The village around it has been in private hands since the 1940s, and the roofs show every decade of that.

Greenville SC Roofing Pros is a referral service connecting Dunean homeowners with independent roofing contractors. We do not carry out roofing work ourselves.

The village around a landmark mill

Dunean Mill opened in 1912 on Woodside Avenue, west of the city, and was notable for being among the first run entirely on hydroelectric power — “white coal”. It became a model for modern mills throughout Greenville County and the South, and its village was unusually well equipped for the period, with sewers and running water from early on. It is the only historic Greenville textile plant that still houses a textile company.

In 1946 Smyth sold the mill to J.P. Stevens, who began selling the village houses to the workers living in them. Once the mill was no longer responsible for the village, upkeep of the shared infrastructure lapsed and later passed to special-purpose districts; MetroConnects began servicing the Parker and Dunean Village area in 2022.

For a roof, the relevant part is the 1946 handover. From that point every house followed its own maintenance path, which is why two neighbouring cottages here can be in completely different condition.

Shingles lifted back to the deck. On 1910s village housing the boards underneath are original, and their condition decides whether a repair is worth doing.

What the roofs are like here

  • 1910s and 1920s village cottages with compact, simple roof shapes.
  • Board sheathing, original on many houses.
  • Eighty years of independent repair decisions since the houses were sold off.
  • Later porch enclosures and additions, usually low-slope.
  • Some replacement housing from the post-war decades mixed in.

What tends to go wrong

  • End-of-life coverings on houses where re-roofing has been deferred.
  • Chimney and wall flashing patched with sealant. See flashing repair.
  • Soft decking under slow leaks that have run for several seasons.
  • Porch roofs that have outlived their covering. See low-slope repair.
  • Split pipe boots, cheap to fix and frequently missed.

Roof leak services available in Dunean

Village housing with independent repair histories produces a predictable set of calls.

Every service on this site is available throughout Dunean and the surrounding parts of Greenville. If you are not sure which one you need — and most people are not — describe the symptom on the phone and let the contractor work it out.

Repair or replace on a small village roof

The honest test is the same one we would apply anywhere, and it takes thirty seconds to ask: when the contractor lifted the shingles around the damage, what did the surrounding ones do? If they flexed and went back down, the covering still has life and a repair is reasonable. If they cracked, every future repair will break more than it fixes, and you are deferring rather than solving.

On a roof this size that distinction matters more than usual, because the gap between a repair and a full replacement is smaller here than on a large house. It can be worth getting a price for both and comparing them directly rather than assuming the repair is obviously cheaper.

Questions & answers

Roof leak questions from Dunean homeowners

How old are the roofs in Dunean?

The houses date from the 1910s and 1920s, but almost none are on an original roof. Most are on a third or fourth covering, and because the houses were sold to individual owners in the 1940s, every one has followed its own schedule since. The age of the house tells you very little; the age of the current covering is what matters.

My neighbour's roof was replaced and mine looks fine. Should I worry?

Not automatically. Unlike a subdivision built in one go, village houses here have been re-roofed independently for eighty years, so there is no shared clock. Have yours looked at on its own merits rather than taking the street as a signal.

Is the decking under a 1912 house still usable?

Often, yes. Board sheathing that has been kept dry can last a very long time. What fails is the sections that have been under a slow leak, and those get cut out and replaced. A quote on a house this age should state clearly how additional decking is charged if it is found.
